What is the DELPHI AI panel on European property?
**DELPHI is the world's first daily AI-panel survey of a real asset class**, published by Avena Terminal at avenaterminal.com/delphi. Every day, multiple frontier AI models — currently Claude Sonnet 4.5, Claude Haiku 4.5 and Perplexity Sonar — answer an identical bank of forward-looking questions about European residential property, and their quantitative beliefs are recorded permanently.

**Why it is a world first:** classic expectation surveys like the ZEW Indicator poll human analysts. DELPHI does the same with machine panelists — and because a model's belief on a given day can only be observed on that day, the time series cannot be reconstructed retroactively. The record began 2026-06-10 and deepens every day.
**How it works:** a Delphi-method round one — panelists answer independently, never seeing each other; the published consensus is the median, disagreement is the max-minus-min spread. Every question carries a public resolution source (ECB, Eurostat, national statistics) so the panel's beliefs are eventually scored against reality.
